How Are Comparable Sales Determined?

When pricing your home, we don’t just grab the three closest addresses on Zillow.

We look at true comparables - homes similar in size, age, condition, and school district that have actually sold recently.

In Metro Detroit, where streets can change character in half a block, micro-location matters. A Birmingham colonial on one side of Maple might sell 8–10 % higher than the same home just south.

I adjust for upgrades, lot size, and amenities so we’re comparing apples to apples.

That precision helps us price to attract multiple buyers instead of sitting stale.
